Work Place Communication in Trucking with Dispatchers

Workplace communication is not just important in office work. In many industries the workplace is larger than just the office. Consider if you will a trucking company that is nationwide with trucks and dispatchers serving the entire North American continent.

There are such companies and there are large corporations, which deliver their own product who also run nationwide; consider Wal-Mart which operates in Mexico, the United States and Canada. It’s trucks and dispatchers must deliver all the products and goods to their stores on-time so that the rest of the population can find the product that they are looking for on the shelves.

Now consider 190,000 SKUs in a super Wal-Mart and how all those products have to get to market. Now do you understand the importance of workplace communication with trucking and with dispatchers?

You see, workplace communication in the trucking industry has called a long way. Today, dispatchers can actually see a virtual dashboard with all the instruments of the truck and dashboard on of their computer. The dispatcher has GPS to know where all the trucks are and can see the engine speed, oil pressure, fuel gauge, speedometer and even some of these new systems show the tire pressure in each tire of the 18 Wheeler’s tires.

All this helps with workplace communication between the trucker and the dispatcher. If trucking companies can do all this and more at long-distance then imagine what you can do with a little practice on your company’s workplace environment to improve communication? Credit Card Usage Explained

How often have you seen someone going through their wallet searching for a credit card in the checkout line- and were shocked by the number of cards they had in their wallet? Credit cards can be used as a form of identification when applying for a major purchase, or when renting a car; and they can be used for convenient purchases that you won’t have to pay for until a month after you buy them.

Except, that’s not how it usually happens. Typically, people who have an abundance of credit cards use them frequently, and have to carry a balance from one month to the next because they are unable to pay each card off in full when the bills come in. So what happens then? Credit card holders are being charged high interest rates for each of their purchases, sometimes up to 24%! Credit cards are habit forming. It is very easy to pull out a piece of plastic, swipe it through the register and buy something you couldn’t afford otherwise. It’s tempting to think that the money will come later, and you’ll pay for it then. More often than not, the bills are more than the money you have later to pay them with. A study in 1999 showed that consumers in America used credit cards to charge over $1.2 trillion.

Even with this kind of negative usage, credit cards, when used properly, are a terrific source of financial convenience. The trick is to not over indulge yourself when you use them.

It’s also helpful to keep only one or two credit cards available to you at one time. Even if you receive a new credit card offer in the mail every day, you should stick to having a general use credit card (one that can be used for any kind of purchase), and one for emergencies. An emergency credit card allows you the peace of mind of knowing if an unexpected expense comes up that you have to pay, but don’t have the extra money available to pay it, you at least have a backup in the form of a credit card that will allow you to pay for it.

Using a general use credit card should be done with extreme discipline. Select one that offers rewards, cash back or other features that you can benefit from. Make your weekly purchases on your general use credit card, from gasoline to groceries, and keep track of your purchases so you know how much money you are using on the card. That way, you will know when you’ve reached your spending limit for each week based on the amount you have budgeted for such purchases. Set aside money from your paycheck each week for your credit card. When the bill comes in the mail, immediately send out the check for the FULL AMOUNT. This avoids finance charges, but has allowed you to earn interest on the money for the full month that you kept it in your bank account prior to mailing the payment!

When you use a credit card for your every day purchases with the discipline required to keep your spending in check, you are going to benefit greatly from the rewards programs and interest free purchasing power you get when you pay off your balance each month in full. You are able to keep higher amounts of money in your bank accounts for longer periods of time, allowing the money to earn a little interest before the credit card payment is due. You also are building a strong credit rating by making purchases and paying them off each month, and will help you when it’s time to apply for a mortgage or large loan for a new car or boat or other high ticket item.

Ideally, creating an atmosphere that induces calmness throughout your home is best. However, if space is limited, you still can create your own oasis, even if it is in only a corner of a room or in a cubical at work. Here are eight easy ways to make your personal space a true comfort zone.

1. Tranquil Sounds. Your favorite music, sound machines and water falls can help you relax and unwind. Sounds have the ability to alter our perceptions and instantly change your mood.

2. Living Plants. Live plants create a peaceful atmosphere. They improve the ambiance and air quality of indoor environments, and induce a positive energy around them.

3. Soft Lighting. Soft and adjustable lighting can create a soothing atmosphere. Look for light bulbs that are bright, but not harsh. Being able to adjust the brightness of your lighting will give you more control of the mood of your space.

Take control of your surroundings, whether they are just a corner of a room or a desk at work. You can even use these steps when traveling to help you unwind. Beware of Predatory Lending

Shockingly, federal law does not define predatory lending. When it comes to protection from abusive lenders, don’t count on your good old Uncle Sam for help. Nope. You’re own your own in that department. It’s you versus the mega-bankers in the dog-eat-dog financial arena. Sadly, in that environment with no protective rules, it’s the big dog that almost always wins.

The best way not to lose that fight is to get informed. Know the big dog’s tactics and protect yourself from them in advance.

Here are three tactics that I’ve seen that fall within my definition of predatory lending:

1. Automatic Refinancing.

There are lenders who are providing a valuable resource with automatic refinancing, and there are lenders who are taking advantage of borrowers through automatic refinancing. In principle, automatic refinancing is a great service to the borrower; the lender continually monitors interest rates and will automatically refinance the loan for the borrower if rates drop enough to make the refinance worthwhile. The problem arises in the definition of worthwhile.

It is not a secret that lenders charge fees every time they process a mortgage loan. Sometimes these fees are paid for by the borrower at loan closing, other times these fees are added to the outstanding balance of the loan: the fees are financed. It is those fees that can get very expensive.

Suppose you have a mortgage with an outstanding balance of $200,000. Your lender has monitored interest rates and informs you that rates have dropped almost 1/2 percentage point and you could save $20 per month by refinancing. Let’s further say that you will not have to pay anything at loan closing, the fees can be added to the loan. Just come into the office and sign the papers. On first look, this seems like a good deal to you. However, the fees that are added to your loan can be substantial. How many points are you paying? What other fees are being added? What will your new loan balance be? In this example, it is likely to be around $206,000.

Automatically refinance like this a few times each year, and your loan balance could increase as fast or faster than your home appreciates. When you sell your home in a few years, you could end up getting back less than your down payment. All the appreciation would have been eaten by the fees every time you refinanced. In this example, the lender pocketed thousands and thousands of dollars in fees, and you lost much of your equity. Beware.

2. Packing Extras Into The Loan.

Would you buy a car from a dealer that tried to sell you tires at 4 times the going price? It is doubtful. Yet, thousands of people each day do the financial equivalent by refinancing their mortgage with a lender that tries to sell them insurance at 4 times the going rate or even more.

Credit life insurance, or loan life insurance, or any other name that unscrupulous lenders dream up is nothing more than a simple term life insurance policy. Don’t let lenders talk you into an insurance policy associated with your mortgage loan if that same policy can be purchased separately for 1/4th the cost. Usually, lenders that try to foist this overpriced policy on borrowers will offer it at the time of loan closing. This is done on purpose so that the borrower can’t comparison shop. You should ALWAYS shop for price comparisons.

3. Charging Excessive Fees.

We’ve covered excessive fees somewhat in the first item. However, excessive fees can be applied to any fee associated with a mortgage loan.

Let’s say the average national APR for a fixed, 30-year mortgage on the day you apply is 6.34% with one point. You find a lender that is offering 6.20% with one and a half points. Turning to your handy mortgage calculator, you find your payments will be less with the loan from the latter. What the mortgage calculator cannot tell you is that the latter loan is likely going to be much more expensive.

Lenders that offer below market rates as teasers are not doing it out of the kindness of their heart. You can bet they will try to get a profit in some other way. In the instance just described, appraisal fees, attorney fees, loan processing fees, documentation fees, credit report fees, and more can all be inflated to cover the cost of the lower interest rate. Additionally, a prepayment penalty can be included in the fine print giving the lender even more profit when you sell your home or refinance.

Foreign Real Estate - Speculative but Profitable

A would-be real estate investor at a conference in Puerto Vallarta in April said he’d researched the Costa Rican property market for five years, considering making a buy. Meantime, prices appreciated, maybe, 200% in that period. The market became too expensive for him and he never did act.

Another investor at a Real Estate Forum in Puerto Plata, explained that he’d been watching the market in the Caribbean island nation of the Dominican Republic, for more than two years but was still uncertain as to whether or where to buy. He lamented the rate of appreciation of property values during those 24 months.

Two pieces of advice: First, yes, do your homework. But, second, don’t become paralyzed by the analysis. Nothing is guaranteed. You’ll rarely identify a “perfect” time to buy. You’ll never know you’re making the right move. In any market, at any time, you could lose everything you invest.

If those things make you uneasy…you shouldn’t be thinking about investing in international real estate. This is risky business…often speculative…in unregulated, Wild West markets. Dealing with people you wouldn’t do business with if you had any choice (sometimes you don’t). If something goes wrong, you’ll likely have little or no recourse.

That’s the game. Investing in foreign real estate is more risky and more complicated than investing in U.S. real estate. Recognize these truths. Choose your markets. Do your research and due diligence.

You must have the answers to the six primary factors to consider when making a real estate investment–and how each one affects your level of income: 1. Why you’re making the investment. Do you intend to use and enjoy the property? Or, are you only looking at the investment potential? That’s important to your initial outlay and your long-(or short-) term returns. 2. What’s your tolerance for risk? Learn your Risk Comfort Level, is this investment within those parameters? 3. Your options for financing. Cash or credit? Your answer helps determine your investment. 4. What fits well in your existing portfolio? To be well-balanced, your portfolio should have a range of assets including real estate–and your portfolio should include a range of properties. 5. Your level of experience in the market. Experience is the roughest teacher–because it gives the test before it gives the lesson. 6. Your desired level of involvement. Your level of participation will help you determine your type of investment.

Then act. Take a first step. Don’t invest money you can’t afford to lose. Control the circumstances as much as possible. But don’t wait for a sign from above that the timing and the opportunity are ideal. The sign won’t come…and the market won’t wait. For a first deal, you should probably invest no more than $50,000. Here are six buys you could make right now (May ‘06) with that budget:

1. A small apartment for short-term rental in Buenos Aires, Argentina. Three years ago, in the wake of the peso devaluation, you could have bought a big apartment in a prime neighborhood for less than $50,000. Values in this market, however, have more than doubled in that period. Still, you can buy a decent apartment in a neighborhood appealing for the short-term renter for about that amount today.

2. A colonial apartment for short-term rental in Montevideo, Uruguay. Our Roving Latin America Scout Lee Harrison reports that Uruguay’s is the best buy real estate market in the Americas right now. Real estate costs about the same in Montevideo as it does in Buenos Aires, except in the Old Towns. Today, you can buy an apartment in Montevideo’s Old Town–just beginning to be rediscovered–for as little as $540 per square meter. Compare this with $2,000 a meter or more for a similar buy in B.A.

3. A condo in Panama City, again rentable on the short-term market. Here, though, to stay within the budget, you’ll have to finance…which is possible in Panama. Put $50,000 down on a $150,000 apartment…and your rental income could cover your monthly mortgage payments. At today’s values, that $150,000 could buy you a one- or two-bedroom condo in a new building, which is a good product for this rental market.

4. A sea view apartment in Croatia, again for the short-term rental market. You can find a good buy on a renovation in some parts of this country for less than $50,000, but it’ll likely require substantial further investment to make it what you need for rental…perhaps as much as another $100,000. Instead, look for new-build. Specifically, right now, there is an opportunity on the island of Ciovo (note that the locals don’t consider it an island, as it is connected to the mainland by a bridge that you won’t even notice driving over). This is a destination for middle-class Central Europeans who drive down easily from Hungary, Austria and Slovenia for vacation. It also boasts easy access to the Split airport, which offers flights each day connecting through Zagreb and a few direct flights from outside Croatia. There’s a new-build studio apartment on this island available for $58,000. Yes, it’s a little outside the parameters of the budget suggested above, but it’d potentially make a good rental.

5. Cyprus is struggling with reunification problems. But, with some of the remarkable real estate opportunities –and the EU about to impact–the rewards may well be worth the risks. In the popular resort town of Kyrenia, northern Cyprus , you can get a three-bedroom sea-view apartment– for just $55,000! (To put that into perspective, a similar property would cost you $110,000 in southern Cyprus…$250,000 in Corsica…and $330,000 on the island of Mallorca.) Property taxes are almost non-existent. Inheritance taxes have been abolished. And capital gains taxes don’t even kick in until your gains are in excess of $20,200.

6. Bulgaria is a quiet, picturesque country–once home to world-class European ski resorts-and it has become one of Europe’s fastest developing nations.
